The Senior Project Manager – Retail Build will understand each project’s desire outcomes. He/she will take responsibility for all assignments within a given project while ensuring deadlines, budgets, and objectives are being met. This is a leadership role that demands project executions are performed in the highest level. This position is responsible for developing broad department plans and programs and providing oversight of activities for direct and indirect reports to complete plans on time and within budget. He or she will assist in the review and redlining of plans, Proposed Change Order Requests (PCOR), and specifications during throughout all phases of pre-construction and construction. This position leads the construction phase of projects and coordinates and monitors conformance to plan, facilitates corrective steps, and ensures timely completion of all phases. Additionally, he/she will manage and develop broad department plans and programs and provide oversight of activities for direct and indirect reports to complete plans on time and within budget.
 
 
DUTIES & RESPONSIBILITIES:
 
  • Oversees the entire delivery and execution process of assigned projects, ensuring all deadlines and budgets are met
  • Leads team meetings to ensure a collaborative work environment and excellent communication within the team
  • Develops broad department plans and programs and provides oversight of activities for direct and indirect reports to complete plans on time and within budget
  • Leads or participates in short and long-term strategic and tactical planning at both departmental and organizational levels
  • Makes reliable and informed decisions for clients and Bespoke
  • Ensures that project deliverables meet or exceed client goals in an effort to develop happy and loyal clients
  • Passionately articulates goals and team principles to help form a positive work environment
  • Leads and direct report staff through effective coaching, cross-functional team -building, goal setting, and stretch expectations, managing around accountabilities, and implementing professional development and/or disciplinary actions
  • Prepares and manages ongoing budget, purchase orders, vendor invoices and final billing to clients
  • Responsible for job profitability and resource utilization
  • Assists in the review and redlining of plans, PCOR, and specifications during throughout all phases of pre-construction and construction
  • Attends and represents the Company in owner/architect/contractor (OAC) meetings
  • Uses knowledge of building and land use regulations to compute cost estimates of construction for assigned project and determines construction methods
  • Assists to obtain building and specialty permits, reviews and qualifies subcontractor bids and selects, contracts, and oversees specialty work assignments
  • Conducts pre-installation conferences with General Contractors, sub-contractors, consultants, and other representatives in accordance with project requirements
  • Leads construction phase of project to coordinate and monitors conformance to plan, facilitate corrective steps, and ensures timely completion of all phases
  • Performs regular job site observations to ensure assigned projects conform to plans, specifications, and contracts
  • Processes RFIs, submittals and samples, and manages preparation and follow-through on required punch lists or processes for rights of way, easements and dedications
  • Investigates damage, accidents, results of bad weather, or delays at construction sites and ensure that proper corrective procedures are carried out
 
 
QUALIFICATIONS:
 
The list of qualifications includes the minimum qualifications necessary for any new employee for this position, such as specific prior work experience, certifications/licenses, technical knowledge of software, machinery, or tools, and physical abilities such as relevant lifting, bending, walking, and/or stooping.
 
  • Bachelor’s degree or higher in a related field
  • 6+ years of work experience at a mid-level position in a similar role
  • Strong commitment to deadlines, budget, and on-time execution
  • Must have knowledge of graphic production techniques, materials, and substrates
  • Familiarity with Mac computers, experience and proficiency in Microsoft Office
  • Ability to work under pressure and meet deadlines in a fast-paced creative environment
  • Ability to effectively and appropriately interact with co-workers at a variety of levels, across many disciplines
  • Effective negotiation, contract management and problem-solving skills required
  • Strong financial understanding of budgeting, estimating, and agency profitability
  • Demonstrated track record of gaining trust and respect by consistently demonstrating sound critical thinking skills and maintaining composure in stressful situations
  • Exceptional written and verbal communication skills with the ability to communicate with all levels of employees
  • Highly organized with a keen sense of attention to detail
  • Exceptional initiative and follow-through skills
  • After hours work and overnight travel required
  • Must have a minimum of 2 years of supervising the work of others, including responsibility for hiring, motivating for results, and developing others
  • Degree in Construction Management or related field and/or project administration coursework or certification completion are preferred
